Carnell Management Services Ltd., are looking to develop a site at Capitol Park, Dodworth to the west of Barnsley and adjacent junction 37 of the M1 motorway.
The site area is approximately 1.17ha/2.89 acres.
The site is part of a larger business park development, which comprises a mix of office and industrial units, and forms Phase 2 for the previous Phase that has just ben completed.
The site is bounded to the north east by existing tree planting (adjacent the M1) to the south east by the existing railway. To the north west there are existing industrial units & office building, and to the south west by the roundabout on the A628. There is a substantial tree belt to the north east and south east which provides a natural buffer.
The existing site is generally level although there are embankments down to the railway and up to the M1 and A628 boundaries.
The site and development is progressing with a Planning Approval ref. 2019/0691, for Use classes B1 Business, B2 General Industrial and B8 Storage and Distribution.
The development consists of the construction of 2no. units, with sizes of 2,536 sq.m and 1,803 sq.m.
The project will also incorporate all external works which will include access from Capitol Court, service yards, car parking, cycle stores and bin / recycling areas. The site is to be fully fenced/gated.
Any remaining areas of the site are to be landscaped including trees, shrubs and grass seeding, and the formation of a pond.
The Main Contract will be let under the JCT Design and Build Contract 2016 Edition, as further modified by the Employer’s JCT 2016 Amendments.
The project is being assessed under BREEAM 2018 to provide a ‘Very Good’ rating criteria.
