Notice Abstract

DoF:2857212 - External Glazing Replacement at James House James House is a five storey office block located in the Gasworks, Cromac Avenue, Belfast, BT7 2JB. 1st to 4th floors provide office accommodation, the ground floor providing reception areas and undercroft parking.. The building is split into two blocks, the main block and block D, each with a separate entrance and reception. The building is owned by DoF and is currently vacant. A full building refurbishment project is programmed to provide approximately 9,500m2 of office accommodation. DoF intend to award the building refurbishment contract in September 2020 with works commencing December 2020. James House has a constrained site bounded on three sides. A multi-storey building in located on the north boundary, a carpark on the east boundary, and an arterial train line on the southern boundary. The wall along the southern boundary is a listed feature as part of the adjacent Klondyke building’s listing on the Historic Buildings Database (reference: HB26/30/010 B). The west boundary is the building frontage and faces onto Cromac Avenue. Given its location in the Gasworks development, there is significant pedestrian footfall within the vicinity of the building. This contract will entail the replacement of the external curtain walling and glazing of approximately 3000m2. The completion of this work as a separate enabling contract is considered to have significant benefits to maintain the programmed delivery of the refurbishment project. The project is being delivered to meet strict timescales to meet tenant lease expiry dates. It is intended to commence the tender competition for this contract in April with a contract award in May 2020. The contract will be for a period of 7 months which will include the removal of the existing glazing and the detailed design, manufacture and erection of the replacement glazing. The contract will also include building works to remove services or any other features within the building that might be required to carry out the curtain walling and glazing works. This contract will include the requirement for co-ordination with the main contractor for the refurbishment project of construction detailing at interface locations (eg. parapet detailing). Warranties will also be required for all products and works.
