SH05574 - REPLACEMENT ROOFING PROJECT 2020-2025 (PITCHED ROOF REPLACEMENTS AND ROOFLINE WORKS)
The project comprises the renewal of main roof coverings to various properties throughout the Sheffield City boundaries, including individual houses and bungalows, flats, maisonettes and sheltered accommodation. Works to the main roof will include removal of existing coverings, checking the structure and completing any necessary repairs, new under-felt, battens, tile/slate coverings, hips, ridges, valleys, renewal of eaves, fascia, verges, gutters and downpipes. There will also be associated loft insulation and limited replacement of flat roofs to off shots such as bay windows, dormers or communal areas. Although the majority of main roofs are pitched, there are some main flat roofing works included.
A variety of roof coverings will be included in the project, dependent on the property type, pitch of the individual roof and location. The schedule of rates with approximate quantities (sections 5-7) itemise the different potential roof types and coverings. However, the actual specification to be applied to a particular address will be determined upon release of the address list (see preliminary item 22.214.171.124).
It should be noted that Marley Ltd/Etex Ltd and Icopal have been included as the main products within the specification and design. However, the Contractor can propose alternative products for approval, but must demonstrate they provide an equivalent standard (see preliminary item 126.96.36.199).
The majority of properties will be occupied during the progress of the works; properties will be released to the Contractor in batches, each based on an order of work (see section 4: Preambles).
No continuity of work can be guaranteed. The Contractor shall allow in his rates for any additional costs in relation to out of sequence or uneconomical working methods and disruption due to the aforementioned criteria.
The project also includes the trial installation of solar PV and battery storage to a limited number of communal flats; this element will be Contractor designed (see section 9: Solar PV and Battery Storage).
