Contractors are be expected to provide emergency call out within 2 hours, 24 hours a day, 365 days a year for a group of properties. Typical reactive works include, but not limited to:

— external building fabric repairs and maintenance,

— internal building repairs,

— works to make safe/secure premises,

— repairs to doors and windows,

— flooring repairs and replacement,

— kitchen and toilet area repairs,

— minor alterations and redecorations,

— boarding up and glazing,

— fire damage and security,

— roof repairs and measures to prevent water ingress.

Contractors will bid, via mini-competition tenders, for groups of properties within a similar geographical area. Each mini-competition tender will be for a group of a similar quantity (typically 80 to 110) of properties however, LCC reserves the right to increase or decrease this typical group size to meet local market needs.

LCC's PAMS will be the first point of contact for building related repair and maintenance work of a reactive nature covering unexpected repairs and minor maintenance repairs across many trade disciplines.

Typical planned improvement and maintenance works include, but not limited to:

— low value flooring and decoration installations as requested by premise managers, school clients or LCC representatives,

— minor alteration and remodeling works,

— DDA modifications or improvements,

— fire risk assessment works,

— small scale refurbishment works.

LCC expects building contractors for this lot to have an established specialist building maintenance teams and a local supply chain network.

• Small-scale domestic type plumbing and mechanical engineering activities, generally emergency repairs to maintain service continuity.

• Works generally cover Domestic Hot and Cold Water services up to 22mm pipework, Domestic Heating up to 22mm pipework, domestic single panel radiators, sanitary wear and plastic above ground drainage; but may include other items as required to maintain service continuity.

• Typical works would include; replacing a tap (single temperature only, no TMVs etc.), fixing a leaking tap, fixing a faulty cistern, repairing a leaking pipe up to 22mm, replacing a TRV on a single panel domestic radiator, replacing a shower head, repairing a toilet soil and vent pipe, changing a wash hand basin, changing a WC etc.

• Larger scale emergency repairs would be covered by Mechanical Service Contracts that LCC have in place, which cover all major plant and equipment of a more industrial / commercial scale, and / or which may be related to Legionella control measures and / or remedial works.

Contractors will bid, via mini-competition tenders, for groups of properties within a similar geographical area. Each mini-competition tender will be for a group of similar quantity of properties however, LCC reserves the right to increase or decrease this typical group size to meet local market needs.

County will be split into a number of geographical areas, with one or more contractors allocated to each area, each providing back-up for adjacent areas

Typical planned improvement and maintenance works include, but not limited to:

• Works that fall outside the scope of a reactive emergency repair and may be required to provide consistency / continuity of service and ensure a robust permanent repair or alteration.

• Small scale domestic type installation works; generally to include Domestic Hot and Cold Water services up to 22mm pipework, Domestic Heating up to 22mm pipework, domestic single panel radiators, sanitary wear and plastic above ground drainage etc.; but may include other items as required.

• Works will generally be in the order of £500 to £1000, with only exceptional jobs being up to the £10k covering value.

• Generally jobs above £500 will require three separate quotations.

Window and door works will typically include, but are not limited to:

• Repairs to existing window systems

• Replacement window and doors

• Aluminum profile systems

• UPVC profile systems

• Structural Curtain walling

The work in this Lot will typically be of a planned nature, tendered order values will vary depending upon the size of the site, and funding however, we anticipate the order range to be between £1000 and £250,000.

The majority of the work will be UPVC Window and aluminum door installations typically several elevations of a school site but the contractors should be able to undertake repairs to windows and doors at short notice if required.

For larger schemes contractors will need to act as main contractors and therefore we should expect them to be able to provide evidence of completing works on school sites and a supply chain of subcontractors for asbestos and alterations to services to accommodate curtain wall schemes.

Manufacturers systems are often specified and the contractors should be asked to confirm what systems they are accredited to install during the future mini-competition.

Contractors will bid, via mini-competition tenders, for groups of properties within a similar geographical area for reactive repair works. Each mini-competition tender will be for a group of similar quantity of properties however, LCC reserves the right to increase or decrease this typical group size to meet local market needs.

County will be split into a number of geographical areas, with one or more contractors allocated to each area, each providing back-up for adjacent areas
