Notice Abstract

Choice’s Asset Management team require engagement of an appropriately qualified and experienced Principal Contractor to construct a single-storey extension to the rear of 242 Antrim Road, Belfast. The project will also include some internal remodelling and improvement works, to the adjacent area of the existing building. The new and reconfigured areas will create significantly enhanced communal kitchen, dining and breakout facilities, benefitting both service users and staff, within the scheme. The newly created space will also accommodate flexible study space (including IT infrastructure), as well as staff welfare facilities. 242 Antrim Road was constructed during the mid-to-late 1990s as purpose-built premises for use by the Simon Community. The building contains a total of five, self-contained, one-bedroom flats, as well as five bedsits, plus communal, staff and basic ancillary accommodation – mainly at ground floor level. The scheme provides temporary accommodation for young people. The three-storey building comprises traditional methods of construction throughout and is served by mains gas heating. The package of proposed works will include: • Demolitions and strip out • The reconfiguration of existing and the provision of new drainage and sewerage infrastructure • Ground excavation and the provision of new substructures • Structural works to the existing building to form the opening for the new extension, including all associated temporary works • New first and second fix electrics, including minor IT infrastructure • New mechanical and plumbing works, including alterations to the existing Landlord’s heating system • General building works, including the construction of the new extension’s envelope, and execution of the flat roof system • External improvement works, including the resurfacing of hardstandings and the execution of new, composite decking • New glazing, including roof lights to the new extension • New internal and external doors (including a bi-fold PPC aluminium installation, to the areas subject to the works • New internal finishes to the areas subject to the works. It is initially anticipated that the package of improvement works will be delivered over a period of 16 weeks.
